Under a simple agreement, the agent can market your property, but doesn’t have to. With an exclusive listing agreement, we actively commit to marketing – with reporting, clear actions, and consistent follow-up – while you don’t appoint any other agent during that time. Typically, the term is up to 6 months, but it can be shorter depending on the property: giving us enough time for proper preparation, maximum reach, and a safe transaction.

By analyzing real sales data, location, and demand, we define a realistic price range and set a clear anchor strategy. Feedback from inquiries and viewings allows us to fine-tune along the way – ensuring the best achievable price in the right timeframe.

We compile the required documents, obtain missing ones from property management, authorities & others (such as energy certificate, floor plans, meeting minutes, cost statements, land register extract), and verify everything for completeness and accuracy. The result: a well-prepared sales dossier – fewer back-and-forths, quicker decisions.

In most cases, no. We suggest minor, value-adding steps (repairs, painting, lighting, cleaning/staging) – only after consultation and only if they clearly enhance sale speed or price. Major renovations only make sense with a proven benefit.
